  STRUCTURE : Earthquake Resistant R.C.C. Framed structure with 6” thick brick work for external walls and 4.5” thick internal partition walls. External surface to have sand faced double coat cement plaster, with 2 coats of acrylic Water Proof Paints, Cement/POP/Gypsum finish for the interior surface, which will have acrylic or oil bound distemper paint. Cement coat will be given to the internal walls facing outer surface. The room partition walls will be given POP/Gypsum coat.


  FLOORING : 2’-0” x 2’-0” vitrified flooring glossy in all room & 4” skirting.


  TOILETS : To have ceramic tile flooring and ceramic tile dado up to loft level with concealed type plumbing with solar water heater connection in the common toilet.


  W.C./TOILETS : EWC pot (Western style) with one tap and valve type flushing arrangement/flushing tank. All internal fittings will be of Jaguar make or equivalent. Black granite boundary strips in toilet & bath room door (to avoid water flowing out.) Tiles in WC should be non-slippery with darker shade design. Some members who need Indian style pot will be provided the same.

  SILLS : Windows and toilet door frames shall be made of granite.


  GRANITE COOKING PLATFORM : 2’-3” wide and 7ft. in length to be provided including 1no. of S.S sink of 19” x 16”size. Front faces/sides of platform shall be provided in granite. Ceramic tiles (coloured & printed) up to ceiling or up to beam level above kitchen platform. Inlet and outlet ports for water purifier will be provided.


  WASH BASIN : One no. wash basin (white/ivory) 18” x 12” per toilet in each flat.


  ELECTRICAL INSTALLATIONS : ISI make copper wiring in concealed conduits for entire flat. All living rooms to have 4 ½ points, kitchen and bedroom to have 2 ½ points and lobby bath, W.C. and balcony to have one point each. Each flat shall be provided with three domestic points and AC points in bedroom. Common light points in staircase, terrace and external lights shall be provided on one separate common meter.


  SANITATION & PLUMBING : Water supply to be provided through overhead tank along with underground water tank of adequate capacity separately for commercial and residential premises.
